January 24, 2025 Board Meeting Review

Meeting Begins at 6:00 PM

Directors Present: Edward Lee?, Tom Werling, Andre LaBreche, Patrick Whitfield, Nagaraj Pithana

One of the Issues with this board meeting via Zoom was that it was difficult to determine which board members were participating in the meeting and who voted due to the lack of all board members except one showing their face and the lack of any roll-call voting.

Minutes: Motion to Approve November 2024 Executive and General Minutes – Approval: Unanimous, but there was no roll-call vote.  Board shouldn’t approve Executive Minutes in General Session.

Financial Report: Motion to approve November and December 2024 Financials. Approval: Unanimous, but there was no roll-call vote. Treasurer comments: Water Bill is above projections; Money has not dropped into Morgan Stanley; Artistic cut back to two days.

Community Report

  1. Prendiville – Fire and Insurance and Compliance update: Possible inspection of property to verify self-latching or self-closing mechanisms on all gates including the pool gates.
  2. Possible fire extinguishers for each building.
  3. Water District – Labeling of manhole covers in streets.
  4. Notice to homeowners not to put nails in common area stucco.
  5. Notice to homeowner to take down Christmas lights.
  6. Vendor to repair 2 light poles.

Board Comments

  1. Election timeline is proper.
  2. No acclamation for this election despite only 1 candidate.

Homeowners Forum

  1. One homeowner pointed out that it is very difficult to get any information from the Association which includes a timely agenda or proper budget; Concern that there would be two annual meetings in one year; Appfolio issues; Concern regarding the reduction of monthly dues or assessments considering costs are increasing.
